Wynn Al Marjan Island is a landmark integrated resort in Ras Al-Khaimah, with a luxury hotel of approximately 1,500 rooms, world-class retail, state-of-the-art convention facilities, an exclusive spa, bespoke restaurants and lounges, extensive entertainment and a gaming area — totalling over 525,000 sqm of floor area. The scheme ran to approximately 3.5 years and a value of around AED 8 billion, delivered by a major Tier 1 contractor.
MPG was appointed in a professional consultancy capacity, integrated with the site team to provide full cost planning, cost management, and contract and claims advisory services. Our work included assisting with contractual issues arising from realignment agreements and advising senior project management.
Significant delays from the outset created a considerable knock-on impact to planned progress. Given the scale and complexity of the development — and a design that continued to develop during construction — the critical path shifted repeatedly, demanding an in-depth understanding of the project and programme. Our response centred on disciplined schedule analysis and detailed investigation into delay, disruption, acceleration and delay quantification.
For developments of this magnitude, early and independent commercial input is what keeps cost and time under control: a clear programme narrative, evidenced disruption, and claims that can withstand scrutiny.
