As RICS-regulated surveyors with extensive expert witness experience, we are regularly instructed by housing associations, local authorities, solicitors, landlords, tenants, and mediation services to provide unbiased, clearly written, and technically sound reports that hold up under legal scrutiny.

Our housing expert witness reports cover a wide range of residential property issues, including damp, mould, condensation and poor ventilation; structural or subsidence concerns; failure to comply with the Homes (Fitness for Human Habitation) Act 2018; inadequate repairs or long-standing disrepair; health and safety breaches such as trip hazards, electrical issues and gas compliance; breach of landlord obligations under tenancy agreements or housing law; quantification of disrepair compensation claims; and tenant lifestyle analysis and dispute causation.

Every assessment is based on on-site surveys carried out by experienced MRICS surveyors and follows the Civil Procedure Rules (CPR Part 35) to the letter. Each report is impartial and independent, clearly structured with facts, methodology and opinions distinguished, fully illustrated with photographs and references, and peer-reviewed internally for technical accuracy. We are also happy to provide joint expert witness reports or participate in Scott Schedules as part of the dispute process.
